needs a plan beyond it.
Private financing can involve higher rates and fees, shorter terms and interest-only payments. It needs a careful review, not a rushed decision.

See more than the payment.
Review interest, lender and broker fees, legal costs and possible renewal charges. Know which costs are deducted from the advance.
THE END OF THE TERM
Make the exit realistic.
An exit strategy explains how the loan will be repaid or replaced. It should not rely on income or property values rising on demand.
THE BACKUP PLAN
Ask what happens if it fails.
Discuss the consequences if you cannot refinance, renew or make payments. Your home can be at risk. A hoped-for renewal is not a backup plan.

Does complex mean I need a private mortgage?
No. The situation needs to be reviewed before deciding which type of lender may fit. Private lending is not the automatic next step after a bank decline.
Can you guarantee an approval?
No. Approval depends on the lender’s requirements, the property and the details of your application. I can help you understand the options and prepare the file, but I won’t promise a result before the review.
What if borrowing now would make things worse?
Then that needs to be said clearly. A useful recommendation may involve more preparation, a smaller commitment, waiting or getting help from another qualified professional.
