The lender still needs to assess the specific property and confirm its requirements are met. We’ll identify the outstanding questions before you treat the financing as settled.

Don’t treat a pre-approval as a reason to skip a careful financing review. Discuss any offer conditions with your real estate and legal advisers.

Get the cash ready.
Plan the deposit timing, the source of your down payment and any inspection or appraisal costs. Know when the money needs to be available.
AT CLOSING
Know the full amount.
Account for the remaining down payment, applicable land transfer taxes, legal fees, title insurance and adjustments. Confirm the closing figures with your lawyer.
AFTER THE MOVE
Keep breathing room.
Include property taxes, utilities, insurance, maintenance and condo fees where applicable. Leave room for repairs and the expenses that do not stop when you buy.
