How I work · Advice before applications
Know what
happens next.
You should know what we’re reviewing, why it matters and what is still outstanding.
Here’s how we get from your first question to a mortgage decision you understand.
No application is needed for the first conversation.
Before we talk
You don’t need
a perfect file.
You need a starting point.
- What are you hoping to do?
- What feels uncertain?
- Is there a date we need to work toward?
A short message is enough to start. Keep account numbers, your SIN and sensitive documents out of the contact form.
The process
Four steps.
Room for your situation.
A purchase, a renewal and a complicated application need different work. The approach stays consistent.
01
Start with the situation.
Tell me what you want to do, what is changing and whether there is a deadline. The first conversation helps us decide what needs a closer look.
You bring
Your question, your goal and any important dates.
We work toward
The right starting point, without rushing into an application.
02
Build a clear picture.
We’ll review the relevant income, debts, property details and existing mortgage, where applicable. If a deeper strategy conversation is needed, we’ll arrange it around the questions that matter.
You bring
The information and documents relevant to your situation.
We work toward
What is known, what is missing and what needs checking.
03
Compare before choosing.
Look at the payment, full cost, flexibility and lender requirements together. I’ll explain the recommendation and its trade-offs. Sometimes staying put or waiting is the better next step.
You bring
Your priorities and the commitments you are comfortable with.
We work toward
Options you can understand, including their limits.
04
Work through the next step.
If you decide to proceed, we’ll prepare the application and track the lender’s requirements. An approval can have conditions. You should know what remains outstanding as the file moves toward funding.
You bring
The requested updates and documents as the file progresses.
We work toward
A clear view of the conditions, responsibilities and timeline.
What the review considers
The rate is part of it.
Not the whole decision.
Your goal
What does the mortgage need to help you accomplish?
Monthly room
What can you comfortably carry alongside everything else?
Full cost
What are you paying now, over the term and to make a change?
Future plans
What flexibility could matter if your life changes?
After the mortgage funds
The mortgage starts.
The conversation stays open.
A plan should not disappear into a filing cabinet. Reach out as your circumstances change, not only when a renewal letter arrives.
As you settle in
Talk through questions about the new mortgage and how it fits your day-to-day finances.
When life changes
A move, renovation, income change or new debt can be a reason to revisit the plan.
Before the next renewal
Leave time to review the mortgage against your current needs.
Before reaching out
A few things
worth knowing.
Do I need to know which mortgage I want?
No. Start with the problem or the goal. Choosing a product comes after understanding the situation.
What if I already have an offer?
Bring it to the conversation. We can review what it covers, the conditions and the questions worth asking before you decide.
What if my deadline is close?
Mention it in your first message. We’ll discuss what can realistically be reviewed in the time available. A tight deadline is not a reason to promise an approval.
Your next step
Start with the question
you have today.
We’ll work out what needs attention first.
