Adrian Williams – Mortgage Agent (“Adrian Williams,” “we,” “us” or “our”) respects your privacy and is committed to handling personal information responsibly. This Privacy Policy explains how we collect, use, protect, retain and disclose personal information when you visit adrianwilliams.ca (the “Site”), complete a website form, use website chat, book an appointment or communicate with us by email, telephone or text message.

Adrian Williams is a Mortgage Agent, Level 2 (Licence #M08002958), authorized to deal in mortgages in Ontario through Premiere Mortgage Centre Inc. (Brokerage Licence #10317). Adrian Williams operates adrianwilliams.ca and is responsible for privacy questions relating to this Site and its initial inquiry and communication tools.

Premiere Mortgage Centre Inc.’s Ontario regional and licensed brokerage office is 1655 Dupont Street, Suite 101, Toronto, Ontario M6P 3T1. This Privacy Policy should be read together with our Terms of Service.

This policy is limited to general website and communication activity. If you decide to proceed with a formal mortgage application, separate brokerage, lender, insurer, credit bureau, identity-verification, document-signing or mortgage-submission notices and consents may apply. Those transaction-specific notices and consents will govern the formal mortgage process where they address the same subject.

2. Information We Collect

Depending on how you use the Site or contact us, we may collect:

  • Contact information, such as your name, email address and telephone number.
  • Inquiry information, including your message, the mortgage service you are interested in and any details you choose to provide.
  • Appointment information, including requested dates, times and scheduling preferences.
  • Communication records, including website chat messages, emails, text messages, call notes, appointment reminders and communication preferences.
  • Consent records, including the date, time, source and wording associated with an SMS or other communication opt-in or opt-out.
  • Technical information, such as Internet Protocol address, browser type, device information, referring page, pages viewed, approximate location and website log data.

Please do not send Social Insurance Numbers, banking credentials, government identification, credit reports or detailed financial documents through the Site’s general contact form or chat. Secure mortgage-application channels will be provided separately if you choose to proceed.

3. How We Collect Information

We may collect information:

  • Directly from you when you complete a form, use website chat, book an appointment, check a consent box, call, email or text us.
  • Automatically through standard website logs, cookies and similar technologies when you use the Site.
  • Through service providers that support the Site, communications, scheduling, security and recordkeeping on our behalf.

4. How We Use Information

We use personal information only for reasonable purposes connected with your inquiry and our services, including to:

  • Respond to your questions and communicate with you about the reason you contacted us.
  • Schedule, confirm, change or remind you about appointments.
  • Provide requested information about mortgage planning and advice, home purchases, first-time buyer mortgages, pre-approvals, refinancing, debt consolidation, home equity financing, renewals, self-employed solutions, reverse mortgages, investment and vacation properties, bridge financing, credit-challenged situations, divorce or separation, and alternative or private financing.
  • Maintain contact, conversation, consent and opt-out records.
  • Operate, secure, troubleshoot and improve the Site and its communication tools.
  • Prevent fraud, misuse or security incidents and comply with legal, regulatory and recordkeeping obligations.

We do not use website inquiry information or SMS consent to send marketing or promotional text messages. If our communication practices change, we will obtain any consent required by law before sending commercial electronic messages.

5. SMS & Communications

How SMS opt-in works

You may opt in to receive non-marketing text messages by actively selecting a separate, unchecked and optional SMS consent box on a website form. Providing a telephone number or submitting a form by itself does not constitute SMS consent. Your consent is not a condition of purchasing or receiving any product or service.

Messages you may receive

If you opt in, messages may include responses to your inquiry, requested information, appointment confirmations and reminders, scheduling follow-up, and service-related status or other updates you requested. Message frequency may vary. Message and data rates may apply.

Stopping or getting help

Reply STOP to any text message to opt out. After you opt out, we may send one final message confirming your request. Reply HELP for assistance, call 416-562-2958 or email adrian@premieremortgage.ca. We will honour opt-out requests as promptly as reasonably possible.

Other communications

We may also respond by email or telephone when you ask us to contact you or when those communications are reasonably connected with your inquiry or appointment. We do not record telephone calls unless you are informed and any consent required by law is obtained.

SMS consent, mobile information and text messaging originator opt-in data are not sold, rented or shared with affiliates or third parties for their own marketing or promotional purposes.

Text messaging originator opt-in data and consent will not be shared with any third parties, except for aggregators and providers of the Text Message services.

6. Data Sharing Policy

We do not sell or rent personal information or lead data. We do not share lead data, mobile information or SMS opt-in information with third parties or affiliates for their own advertising, marketing or promotional use.

We may allow carefully selected service providers to process only the information reasonably necessary to perform services for us, such as website hosting, customer relationship management, website chat, appointment scheduling, email and text delivery, telecommunications, security, technical support and data storage. These providers act in a support or processing role and are not permitted by us to use the information for their own marketing.

Because Adrian Williams is licensed through Premiere Mortgage Centre Inc., information relating to a mortgage-services inquiry may be provided to the brokerage when reasonably necessary to supervise regulated activity, respond to the service you requested, satisfy legal or compliance obligations, or move into a formal mortgage process with your knowledge or consent. This is not a sale of lead data or disclosure for the brokerage’s or any third party’s unrelated promotional use.

We may also disclose information when required by law, court order or regulatory process; to investigate fraud, abuse or security threats; to protect legal rights, safety or property; or in connection with a business reorganization where legally permitted and subject to appropriate safeguards. These exceptions do not permit the sale or sharing of SMS consent for marketing.

7. Cookies & Tracking Technologies

The Site uses essential and functional cookies and standard server logs to operate forms and chat, remember settings, maintain security, understand basic Site performance and diagnose technical problems. Cookies are small files stored on your device or associated with your browser.

You can restrict or delete cookies through your browser settings. Blocking some cookies may affect Site functions. We do not use cookies or tracking pixels to sell personal information, and this policy does not authorize behavioural advertising based on SMS opt-in data. If advertising or analytics technologies are materially added or changed, this policy and any required consent choices will be updated.

8. Data Security Practices

We use reasonable administrative, technical and physical safeguards appropriate to the sensitivity of the information. These may include account controls, password protection, access restrictions, secure service providers, software updates, backups and staff or contractor confidentiality requirements.

No Internet transmission or storage system is completely secure. We cannot guarantee absolute security, but we take reasonable steps to reduce foreseeable risks and respond to suspected privacy or security incidents.

If a breach of security safeguards involving personal information occurs, we will assess it and take steps required by applicable law. This may include containing and investigating the incident, notifying affected individuals, reporting to the appropriate privacy regulator when required, and maintaining required breach records.

9. Data Retention

We keep personal information only as long as reasonably necessary for the purposes described in this policy, to maintain communication and consent records, resolve disputes, protect legal rights, or meet legal and regulatory requirements. Retention periods vary by the type of record and the reason it was collected. When information is no longer required, we take reasonable steps to delete, destroy or anonymize it. Limited copies may remain temporarily in secure backups or where retention is required by law.

10. Third-Party Services

GoHighLevel (HighLevel) is our primary customer relationship management and communications platform. Acting as a service provider or data processor on our behalf, it may store and process contact details, website form submissions, chat and conversation history, appointment information, consent records and automation workflows. It enables website chat, SMS, email, calls and appointment scheduling.

We may also use website hosting, email, telecommunications, scheduling, security and technical-support providers. Some service providers may store or process information outside Ontario or Canada, including in the United States. When information is processed in another jurisdiction, it may be subject to that jurisdiction’s laws and lawful access requirements.

The Site may contain links to third-party websites. Their privacy practices are governed by their own policies. This website policy does not cover the formal mortgage application process or the separate systems used for mortgage submissions, identity verification, credit reports, document signing, lender review or funding. Premiere Mortgage Centre Inc.’s separate brokerage privacy policy may apply when information enters the brokerage’s formal mortgage process.

11. Your Rights & Choices

Subject to applicable law, you may:

  • Ask whether we hold personal information about you and request access to it.
  • Ask us to correct inaccurate or incomplete personal information.
  • Withdraw consent for future optional uses, subject to legal or contractual restrictions and reasonable notice.
  • Ask questions or raise a concern about how your personal information is handled.
  • Manage cookies through your browser and opt out of text or email communications as described below.

We may need to verify your identity before completing a request. Access may be limited where permitted or required by law, including where disclosure would reveal another person’s information, confidential commercial information or legally privileged information.

  • Email: Use the unsubscribe link where provided or email adrian@premieremortgage.ca with your request.
  • Calls: Tell us during a call or contact us using the details below if you do not want follow-up calls.
  • Cookies: Adjust your browser settings to block or delete cookies.

An opt-out applies to optional communications. We may still send a message needed to confirm an opt-out, respond to a request you initiate, address safety or security, or meet a legal obligation.

13. Children’s Information

The Site and our mortgage services are intended for adults and are not directed to children. We do not knowingly collect personal information from anyone under 13 through the Site. If you believe a child has provided personal information, contact us so we can review and, where appropriate, delete it.

14. Changes to This Policy

We may update this Privacy Policy to reflect changes to the Site, our communication practices, service providers or legal requirements. The revised version will be posted on this page with a new Last Updated date. Material changes may also be communicated by another reasonable method where required.
