What changes each month?

Look at the combined payment picture, not just the mortgage. What room would a change create, and what would you use it for?

02 / TOTAL COST

What does the change cost?

Compare interest, any prepayment penalty, legal and appraisal fees, and the time needed to repay the debt. A longer repayment period can mean more interest.

03 / FUTURE FLEXIBILITY

What happens if life changes?

Consider plans to move, make extra payments or borrow again. A mortgage that fits today should also account for what may happen next.

Equity is not free money.

Consolidating debt into a mortgage does not erase it. The debt becomes secured against your home, which can be at risk if you cannot repay it. The repayment plan matters as much as the new payment.

When should I review my renewal?

Start a few months before your term ends. That gives you time to compare offers and complete any steps needed to change lenders. If your renewal is close, reach out with the date.

Do I have to change lenders?

No. Staying may make sense. We can compare your current offer with alternatives and account for switching costs before deciding.

Can I refinance before my term ends?

It may be possible, subject to qualification and your mortgage terms. A prepayment penalty and other costs can change the result. We’ll review those before recommending a move.

What should I have ready?

A recent mortgage statement, your renewal offer if you have one, approximate debt balances and a clear idea of what you want to change. Please don’t send sensitive documents through the contact form.
